Cocketts - Terms and Conditions.

Cocketts is a beautiful listed sixteenth century cottage.  We want as many people to enjoy it as possible.  It is old, and a little bit precious.  We love making it available to visitors; your agreement to stay here is subject to the following terms and conditions.

You can expect us to provide:

1. Independent access to Cocketts, the land and its amenities, as described on the website www.cockettsholidaycottage.co.uk for the agreed duration of your stay.
2. A clean, tidy, warm and welcoming house ready for you on your arrival.
3. Towels, bedding, heating, all of which are included in the cost. (We do not supply cot bedding, or towels or bedding for dogs.)
4. A first basket of logs (Further logs are available to buy from us or from local suppliers like garages.)
5. A basket of household items sufficient to get you started: dishcloth, kitchen roll, toilet roll, washing-up liquid, a few dishwasher tablets, some milk, tea and coffee etc.
6. Free access to the internet via WiFi on a reasonable-efforts basis at your own risk
7. Help and advice and to make all reasonable efforts to address anything that is detracting from the enjoyment of your stay provided you bring it to our attention during your stay. 

We expect you to:

1. Not smoke in the house
2. Not use the house for unlawful activities
3. Adhere to any relevant guidelines, such as those that might apply during a pandemic.
4. Advise us of anything that does not work, or is broken, as soon as possible so that we have a chance to address the issues.
5. Limit occupation of the house to be as agreed with us. (Cocketts is often used for family gatherings and people come and go – that’s great – but we want to avoid wild parties and undue wear and tear.)
6. To understand that our rural internet may not be as fast or reliable as most services in urban areas.
7. To leave the house tidy and clean so we can prepare it in time for the next guests.

Dogs

Dogs are very welcome.  We accept two dogs, and may accept more if previously agreed. We have the following expectation of you/them during the stay; I hope you find these reasonable:

• you should clear up after your dogs in the garden
• dogs should live downstairs 
• dogs should stay off the furniture
• dogs should never be able to cause damage to Cocketts for example by being left alone in the house and able to scratch, chew etc.
• dogs must be under sufficient control to never pose a risk to people or animals 

Payment terms

30% deposit secures your booking unless you book within 8 weeks of your stay commencing, in which case the full payment is required at the time of booking.

The remaining 70% of the payment is due 8 weeks before the first day of your stay at Cocketts.

Security deposit

A £100 deposit is payable with your balance payment, to cover accidental damage, breakage or the need for exceptional cleaning after your stay.  This will be returned to you within 10 days of your departure assuming Cocketts is in good order with no damage, significant breakages or in need of cleaning above and beyond what we would normally expect.  (We have, for example, previously retained a breakage deposit when a large quantity, of cooking oil was spilled, not cleaned up and then trodden all around the house.)

Cancellations

Because cancellations are sometimes necessary, we strongly advise that you take out travel insurance.  If you fear you may have to cancel your booking, please contact us as soon as possible.  We will work with you to achieve the best outcome possible.  Often it suits both parties to re-book for another date that will work for you.  We will do all that we can to re-let the property and to minimise the cost to you, but the following, worst case terms will apply.
